Many of the bedrooms have en-suite/wet rooms facilities. The home has a range of communal areas which exceed the amount of space as outlined by CQC guidelines.

These include a number of lounges and a large dining, sitting and bar area called "SEASCAPE VIEW".

The external grounds have a garden and patio area which overlook the sea and English channel.

Car parking is available via the side of the property. The home has two passenger lifts and a series of ramps which enable residents to access all areas of the home.

My mother has been a resident here in Beachlands since the beginning of the year as at 96 years of age and with failing sight she was no longer able to look after herself. She has settled in well in a very nicely appointed room and is very happy. I cannot fault the excellent care she is receiving here
from the Owner, Manager and staff. It is clear that the Owner's concern over the welfare and happiness of his residents - and his staff - is paramount and nothing is too much trouble for him or the staff who are always happy, cheerful and welcoming when I visit. There is a variety of activities for the residents to enjoy and a hairdresser visits regularly .The food is excellent , the day room/dining room is particularly nice overlooking the sea with it's ever changing views. Everywhere is spotlessly clean and in my opinion the nicest care home I have seen. I wouldn't hesitate to recommend Beachlands Care Home and thank the Owner, Manager and each of the staff for their ongoing care.

My mum spent several weeks at Beachlands. This was a period of respite care following a hospital stay.


The home has a wonderful location looking directly out to sea and the property is very modern and well maintained.


The staff are very hospitable and committed, providing care of a high standard.

All the staff are very personable and helpful. As a visitor, you do feel welcomed and are always offered tea/coffee or any refreshments you may require.


There is a varied range of activities for residents. Time is taken to establish and understand the individual needs of each resident at Beachlands. The food is varied, fresh and will be prepared as requested to suit the individual.


Whilst my mum has now returned home, if the need arises in future that she needs to return to residential care, I would be happy for Beachlands to provide this and would recommend this home based on our experience with them.

I am a friend of neighbour who spent 10 months in the home. I visited several times a week and found the staff and management very pleasnt and helpful.
Rooms were cleaned daily. Bedding was changed daily. Room itself was very clean and decorated in neutral colour, overlooking the Sea.
Food was fresh
and varied through out the week. Staff baked fresh cakes and pasteries. These were offered to visitors with tea/coffee. A very welcoming gesture if you are visiting after hard days work .
There is a beautiful huge dinning room where many other activiies also take place.
My neighbour has made a remarkable recovery here due to the excellent care provided by the staff.
A very friendly and most pleasant carehome. Thank you.

My 97-year-old mother recently spent three weeks at Beachlands while we were away on holiday. Understandably, she was quite anxious beforehand due to her age and health concerns, and she worried that her specific needs might not be met.
She needn't have worried at all.
From the moment she arrived,
the staff and owners showed exceptional kindness and patience. Her dietary requirements were carefully catered for, and she even remarked that the food was better than at home! The atmosphere at Beachlands is warm and welcoming, and it was clear that both residents and staff were genuinely happy to be there.
We are incredibly grateful for the care she received and wouldn't hesitate to recommend Beachlands to others. It's reassuring to know that such a compassionate and well-run facility is available, and we would certainly return if the need arises.

My dear mum decided to go to Beachlands when she was 99 years old and was there until she sadly passed away at the age of 103. Mum was very happy there and the residents are all friendly and her final years were filled with kindness, friendships and security. I visited her almost every day and she was
always happy and well looked after. Beachlands is newly refurbished and has a beautiful day room/dining room overlooking the sea. The staff are friendly, capable and nothing is too much trouble. The food is excellent. I would highly recommend Beachlands as all the Residents are happy and well looked after in a beautiful environment.

Beachlands Care Home on the seafront was the perfect match for my elderly friend. Previously enjoying regular Cruises he felt he was on a permanent holiday with panoramic views of the promenade and sea, always something to watch; yachts, paddle boarders, tourists, dog walkers, Gulls, the Ice Cream Van
etc.
Beachlands has a bright, warm friendly atmosphere where my friend felt relaxed and safe knowing that the attentive staff understood his every need whilst respecting his wishes and humour, he thought of them as family. If asked where he lived he referred to Beachlands as home, not 'a home' or 'the home' but his home and would start to describe staff members by name and role and 'the glorious food' always had a special mention.
Choosing a Care Home for someone is hard but Beachlands has been wonderful. Sadly my friend passed away in March following a sudden short illness. He had written a particular line into his Will which read; 'Thank you Beachlands for making me so happy'.

My mother has been a resident at Beachlands Residential Care Home since May 2021. We were recommended to view Beachlands Residential Care Home as home for my mother, when her previous care facility closed.
My wife and I visited Beachlands Residential Care Home and meet the Owner, the Management Team
and all the Care Staff and Support Workers.
We could not have been more warmly welcomed by everyone there, all only to willing to help and assist my mother, who at this time was 91 years old.
My mother is still with us today, 95 in May 2025, at Beachlands Residential Care Home.
Over the years she has been at Beachlands she has received the highest levels of personal care, quality fresh food, controlled medication and a massive amount of love, from all of the team at Beachlands Residential Care Home.
We could not have found a home more like home than Beachlands.
She is and always has been happy, safe, warm, feed, clean, smartly dressed when we see her at
Beachlands Residential Care Home.

I looked at several care homes on behalf of my mum and I was really concerned about the standard of accommodation in most of them. Fortunately, I discovered Beachlands Care Home and instantly knew this one was different; the warm and friendly welcome by each and every member of staff as well as the

My mum has just returned from her second respite stay at Beachlands Care Home. She has enjoyed both her visits to the home and is looking forward to her visits in the future.
Whenever I have either dropped her off or picked her up, the staff have been very helpful and courteous and means I can stop
worrying about Mum, which is a great relief.
Mum has also commented about how nice all the staff are, and the delicious home-cooked meals. She also enjoyed seeing the chocolate labrador around the home, as she missed our 3 labradors while away.

Following a cataract operation, we were looking for 4 weeks respite care for my father. This was our/his first experience of seeking care home support and we were instantly comforted with the welcome at Beachlands. The communal area is the most amazing space, with outstanding views of the seafront;
it is so bright, even on a dull wet day! As I live locally, I was able to pop in regularly and I was conscious this may have been an inconvenience for the staff, but never felt that way - thank you! Good two-way communication on medications and medical appointments. Dad has not stopped talking about how fabulous the food was; residents are well nourished and drinks offered throughout the day, which was really important for us to ensure Dad kept up his fluids. In summary, a genuine atmosphere of care and warmth for the residents, delivered by every member of staff making this a safe, clean and comfortable environment for your loved one. We would have no hesitation in recommending Beachlands.

My mother has been at the Beachlands Care Home for one year and five months. When I go to visit, all the members of staff make me feel so welcome with smiles. When I take her out, everyone wishes us to 'have a lovely time see you later'. Mum has chatted to me about the home, she says 'I feel at home,
I don’t have any worries and the food is good'. I am so much happier now Mum is in their care, I get to do the fun things with her now.

My father needed respite care after a hospital visit. The manager and owner were very kind and efficient making the initial arrangements, and then everyone looked after Dad with kindness and expertise. I was particularly impressed that the manager, made sure she carried out Dad's personal care herself
very soon after he arrived, so that she fully understood his needs.
He was much rested and improved by the time he left.

My mum moved to Beachlands a few weeks ago and absolutely loved it. All staff are wonderful and go out of their way to ensure all residents are happy and well looked after. From a great choice of food to daily activities, everything is catered for. She has a small private garden for her peace and quiet
and a fabulous seascape lounge to mix with other residents. On her second day, she said she felt she's been there for years and feels a part of the family at the home. We are always welcomed when visiting too. All in all, nothing seems to be too much trouble and I fully recommend Beachlands.

My father died peacefully surrounded by family in a lovely light and spacious garden room at Beachlands Care Home where every effort was made by the staff to make him as comfortable as possible and allow the family all the privacy they needed. Dad had been a resident for nearly two years. During this
period we were made to feel welcome and every request was acted upon. There is a caring permanent core of staff overseen by the exceptional professionalism, good nature and genuine care of the care home manager. The standards are high and upheld. Occasional agency are necessary but they are well-briefed and diligently overseen. We were anxious about Dad's move from his own home to a care home but our trepidation was recognised and every care was taken to make Dad feel welcomed and cared for. The location is undoubtedly an attraction, my father enjoyed an uninterrupted view of the sea. The lounge resembles the deck of a cruise ship. Catering is in-house, cleanliness top rate and Dad always looked well groomed and cared for and family were encouraged to visit anytime. In conclusion, I would thoroughly recommend Beachlands for the one you love. It was a positive experience for both my father and his family and his final days were facilitated with great care. We could not have wanted more from a care home.

I was really concerned about putting my 96-year-old father (who lives with my husband and me) into respite care whilst on our first 2 week holiday since 2019. He had never required assistance then but now like most elderly people of his age, needs watching over. But following a visit by us both prior
to his stay at Beachlands, the friendliness and caring nature of the management and staff put our minds at ease. Dad had one of the new rooms and he was over the moon with it. He said he felt like he was in a hotel! The rooms are kept spotless as is the wonderfully refurbished communal area (all new bright furniture). And he loved the food! Three meals a day, tea and coffee breaks with biscuits and more if required. Plus daily activities including a weekly music act!
I was very happy when I collected Dad, he said he would be more than happy to return which for me is a blessing as it means that I will be able to have further breaks without worrying about his health and safety whilst I am away.

I have no hesitation in giving 5 stars for all ratings at Beachlands Care Home. My mother came into the home in April 2022, as I live overseas, it was very important to have a care facility I knew I could trust to look after Mum, and Beachlands has been fantastic. The manager is amazing and made Mum
feel right at home from the start. The owner and all the lovely staff have also been wonderful. The home is kept very clean, and with all the new refurbishments, the home will only get better and better. Mum has a great room, and the view from the lounge is incredible. Mum really is in the best home in Seaford.
