My mum was a resident of Downs House from April 2024 until she dies on 12th May 2026.
The building is bright, clean and welcoming, with plenty of communal space including an accessible outside patio and a lovely garden.
The real stars are the staff - nothing was too much trouble; they take the time
to get to know the residents. Their kindness, cheerfulness, understanding, respect and patience is endless! As a retired nurse myself I could see how well trained and supervised they were. They cared beautifully for my mum right to the end.
Mum had a bright, spacious ensuite room (all the rooms were ensuite).
Reply from Samantha Thorne, Home manager at Downs HouseThank you so much for taking the time to share such a heartfelt review. We are truly grateful for your kind words and it was a privilege for the whole team at Downs House to care for your mum during her time with us.
We are so pleased to hear that you found the home welcoming and that the environment, facilities and garden helped create a comfortable and positive place for residents. Most importantly, we are touched by your comments about our team. Our staff always strive to provide care that is compassionate, respectful and personalised, and it means so much to know that this was recognised.

A very caring environment, well-located care home. Friendly staff; many with longevity at the home, which is a good sign - with genuine care for the residents.
Professional, respectful, allowing each resident to have the space and be who they are - live with the needed support and care each individual
needs.
Families are always welcome. Light rooms with multiple communal spaces. Good activities, often daily and residents can join us at Petersfield Dementia choir each week, should they wish to.

The staff at Downs House have been amazing. My mum came down from Birmingham, she was frail and frightened, she had not walked for 8 weeks and was too scared and weak to try. 7 weeks later, after the care, and encouragement of all the staff, Mum is walking every day and is fully immersed in all the
amazing activities that take place every day. I have not seen Mum looking so well and so happy for years! Thank you, Downs House.
Reply from Samantha Thorne, Home manager at Downs HouseThank you so much for your kind and heartfelt words. It means so much to all of us to hear about your mum's journey since joining Downs House.
Seeing her regain her confidence, strength and independence has been a real joy. The progress she has made in just seven weeks is remarkable, and we are delighted that she is now walking every day and fully enjoying the many activities on offer. Knowing that she is looking so well and happy is the greatest compliment we could receive.
Your mum is a much-loved member of our Downs House family, and it is truly a pleasure and a privilege to care for her. Watching her confidence grow and seeing her engage so positively with life here has been incredibly rewarding for our team.

Downs House was always a warm friendly place that felt like home when you walked in.
Sadly, since the change of ownership, the homely atmosphere is gradually disappearing. The bottom line seems to be becoming more important than the needs/wishes of the residents - whose home it is.
Vacancies are
not, or only very slowly, replaced, so there are fewer staff to look after the residents - carers have less time to get to know an individual's likes and dislikes, wants and needs; less time to form the relationships essential in care homes, especially with dementia residents who need so much more carers' time.
Reply from Samantha Thorne, Home manager at Downs HouseThank you for sharing your feedback. At the time of your experience, Downs House was in a period of transition and supported by an interim manager while we addressed historical challenges. We chose not to rush recruitment, prioritising the appointment of skilled staff whose values align with our own, and we are pleased to say this has now been achieved.

Our care team is proud of the compassionate, person-centred care they provide, building positive relationships to ensure residents' needs and choices are respected. We now have a strong, stable management team and are proud to have recently been rated Good by the CQC in all areas, reflecting the significant improvements made.

We are sorry that your experience did not meet expectations at the time and would have welcomed the opportunity to discuss your concerns. You are always welcome to visit Downs House again or attend one of our open days to see the improvements made. We wish you all the best.

Over all I'm very happy with the care provided for my mother, most of the time she is happy, content, especially when entertainment us provided, dancing and singing brings out the best in her. Food is very good. All the cakes provided. The only thing I would say needs improvement is the security, my
mother is a very determined lady at times, when she get's upset and confused, wanting to go home. I know it's the dementia talking or maybe extra checks on her when she is like this.

My mother has only been in Downs House for a few days but I can already see that the move to the care home has many benefits for her. The staff have encouraged her to spend time in the lounge, to meet the other residents and to take part in the activities. She has also immediately developed a trusting
relationship with her personal carer. The food is good and she is eating well. As a result, she is relaxed in her new home and is showing increasing interest in all that is taking place there.
Reply from Latasha Jarrett, Business Support Manager at Downs HouseThank you for sharing such positive feedback. We're so pleased to hear that your mother is settling in well at Downs House and already experiencing the benefits of the move. It's wonderful that she has built a trusting relationship with her personal carer and is engaging with others and taking part in activities. Supporting our residents to feel relaxed, included, and well cared for is at the heart of what we do. We look forward to getting to know her even more in the days ahead.

My mother was a resident at Downs House for recuperative care for 2 months after an operation. I found the House Manager to be responsive, clear and efficient, as well as kind and understanding of our needs. All the Downs House team - day and night - have been incredibly kind but also practical, working
efficiently with visiting Community Care Team staff, and being very responsive when my mother wasn't feeling well. I felt reassured throughout her stay that she was in good hands, and always felt welcomed when I visited.
Staff take time to chat both to visitors and residents, and the other residents look content, clean, warm and safe. The food seems good and the rooms are all clean and tidy, as are the communal areas. There is something going on most days for residents.
I would be happy to recommend Downs House to others, and would have no hesitation in bringing my mother back for a longer or permanent stay if that became necessary.
Reply from Latasha Jarrett, Business Support Manager at Downs HouseThank you so much for your thoughtful and detailed feedback. We're so pleased to hear that your mother's stay with us at Downs House was a positive and reassuring experience for you both. My sister-in-law is being extremely well looked after. The care and attention she receives is second to none. She is always clean, tidy and in good spirits. Her state of mind has improved since going to the home as all the worry of domestic chores and the everyday task of looking after herself have
been removed. The home provides stimulating outings as well as in house entertainment. The staff are kind, caring and efficient. If I have a question about my sister-in-laws care there is always a member of staff to answer my query. Her room is very nice and south facing gets lots of sunshine. There are also French Windows with access to the well tended garden which my sister-in-law loves. She goes for little walks twice a day. She says the food is excellent and if she feels like something between meals there is always a willing member of staff to provide it. All in all we are very pleased my sister-in-law is being looked after in Downs House where she is happy and contented.

My dad moved to Downs House last autumn and has a lovely garden room with his own bathroom. When we first took my brother to take a look at Downs House he was amazed that such a place existed and delighted that he was going to be staying there. I cannot speak highly enough about the care and attention given to him during the 2 months he was there. A challenging time for all as he was taken
ill and admitted to hospital for a while. Extra equipment was put in place to look after him on his return. The Manageress and every member of staff were so caring and kind. We were welcomed with open arms on each visit and every carer knew exactly how my Brother was that day. Encompassing a library, coffee bar, TV room, orangery and dining areas. The atmosphere is warm, friendly and uplifting. My brother was very happy enjoying the varied range of entertainment and activities when he was able. Downs House is in a beautiful country setting with terraces on which to dine under the magnificent Chestnut Tree and inside welcoming and homely. Wonderful.

The staff are super loving, caring and fun, he gets involved with many weekly activities (dancing and singing are his favourites), and he also takes trips out weekly. My mother moved here at Christmas 2023, and she seems as content as can be expected. I am very impressed by all the staff, their care, attentiveness and kindness are apparent. Downes House offers a wide range of activities and encourages my mother to take part, for which I am grateful. My mother’s room

I am always made to feel welcome and part of a family when I visit. My mother looks well and content, clean and well looked after. The food is excellent, and it is nice to be welcomed to have lunch with my mother if I need to. Good communication too.

Current Review Score: 9.5 (9.471)

Overview of Review Score

The Review Score of 9.5 (9.471) out of 10 for Downs House is based on a) the Average Rating and b) the number of positive Reviews.

  1. The Average Rating is 4.6 out of 5 from 17 Reviews in the last 24 months.
  2. The score for the number of positive Reviews is 4.9 out of 5 from 16 positive Reviews in the last 24 months.

Detailed Breakdown of Review Score

The maximum Review Score for a Care Home is 10, which is made up from the Average Rating of Reviews (maximum of 5 points) and the Number of Reviews (maximum of 5 points) in the last 24 months:

  1. 5 Points are available for the Average Rating from all Reviews in the last 24 months. The Average Rating of 4.571 for Downs House is calculated as follows: ( (137 Excellents x 5) + (51 Goods x 4) + (9 Satisfactorys x 3) + (6 Poors x 2) ) ÷ 203 Ratings = 4.571
  2. 5 Points are available for the number of Positive Reviews in the last 24 months. A Positive Review is defined as any Review with an 'Overall Experience' of '4' or '5' (out of a max rating '5'). The 4.9 Points relating to the number of positive Reviews for Downs House is based on 16 positive Reviews in the last 24 months and is calculated as per below:

The 5 points available are broken down as follows:

    1. 4 points are available for the first 20 Positive Reviews in the last 24 months; 3 points for the first Positive Review, 0.125 Points for each of the next four Positive Reviews, 0.05 Points for the next five Positive Reviews, and finally 0.025 Points for the next ten Positive Reviews. (1st = 3.000, 2nd = 0.125, 3rd = 0.125, 4th = 0.125, 5th = 0.125, 6th = 0.050, 7th = 0.050, 8th = 0.050, 9th = 0.050, 10th = 0.050, 11th = 0.025, 12th = 0.025, 13th = 0.025, 14th = 0.025, 15th = 0.025, 16th = 0.025, 17th = 0.025, 18th = 0.025, 19th = 0.025, 20th = 0.025) 3 + 0.125 + 0.125 + 0.125 + 0.125 + 0.05 + 0.05 + 0.05 + 0.05 + 0.05 + 0.025 + 0.025 + 0.025 + 0.025 + 0.025 + 0.025 = 3.9
    2. 1 point is available for the number of Positive Reviews reaching 20% of the registered maximum number of service users in the last 24 months. If this number is partially reached, then that proportion of 1 point is given. eg a Care Home registered for a maximum of 50 service users has to reach 10 Positive Reviews to receive 1 point, if it has 7 reviews it will receive 0.7 points. 20% of the 49 registered maximum number of service users is 9.8, which has been reached with 16 Positive reviews. Points = 1
  3. When a Review is submitted by someone who has previously submitted a Review, only the latest Review will count towards the Review Score.
  4. If a Care Home does not have a review in the last 24 months, then it will not have a Review Score.
