Kineton Manor is a beautiful Georgian country house with an impressive history. Situated in the middle of a small Warwickshire village, it enjoys the many amenities and friendly atmosphere of village life and affords fine views across the eight acres of land belonging to the house and beyond that to Edgehill.

The aim of the professional nursing staff is to look after the physical and spiritual needs of residents whilst allowing them to live full lives and retain control of their own daily routine, and so be able to enjoy privacy, dignity and individuality.

Kineton Manor was awarded an 'Outstanding' rating by the CQC in July 2016, 2019 and "good" in 2021.

Kineton Manor provides residential and nursing care, dementia care, respite care, day care, palliative care, convalescent and post-operative care.

The staff are all fully trained and benefit from continuous development programmes. All staff are permanently employed.

The residents’ rooms are en-suite and are pleasant, comfortable and individually decorated. Personal furniture and effects are welcome.

The home is surrounded by large gardens, beautifully kept by a gardener, providing many attractive places to sit among the flowers and trees.

Please note that the above fees are only guidlines.


Our fees vary as they are tailored to reflect the type of accommodation and level of care required. Our home in Kineton has 3 different types of bedrooms and the cost starts from £850.00 to £900.00 per week in a shared room and £1,250.00 to £1,300.00 for a private room. Large single rooms with space for a lounge area range from £1,350.00 to £1,400.00 week. Rates are finalised once an assessment of the resident's needs has been completed.


Once a resident has been admitted to the nursing home our Nurses complete a Continuing Healthcare / Funded Nursing Care Checklist. (Consent will be required by either the resident themselves or by their next of kin)


Should a resident become eligible for Continuing Healthcare this means the cost of their stay will be fully funded by the NHS.


Funded Nursing Care is an amount of money that is paid by the Government if a resident is deemed to require nursing care (as opposed to residential). Should a resident become eligible for Funded Nursing Care whilst at Kineton Manor, the nursing home keeps this money in addition to the fees, as our fees are structured to take account of this possibility.

Mum had two weeks of respite care at Kineton. She was warmly welcomed and made comfortable on arrival. All of the staff were very caring and attentive during her stay. Her room was clean and the ensuite bathroom was spotless. She enjoyed her meals and the occasional glass of sherry. The home is secure
and we would not hesitate to use Kineton again.

Our elderly mother has been at Kineton Manor for 6 months and we cannot fault the care that she has received over this period. The staff are so helpful, professional and genuinely care about the residents as well as each other. It's a friendly place to visit and we are always made to feel very welcome.


The Management team are very visible and communicate openly with residents and family by way of meetings, newsletters and emails. They listen to any concerns raised and take their comments on board where necessary.


It's a lovely location with beautiful outside space and gardens to enjoy when the weather allows.
My mum is very happy here and now calls it home.

From the minute I first looked at the home I felt that it really was a home from home. The staff are genuinely welcoming and caring and seem so happy to be working there. My mum and dad have been incredibly well looked after with medical support at every stage. The location is absolutely superb with

My mum had exceptional care at Kineton Manor. The staff were very friendly and were always welcoming. I always felt at home when I visited my mum. The staff always met my mums needs, they were very caring and they would always make sure mum was comfortable and at ease. They would always make my mum

I have been very happy with the physical care my wife has received. All staff have a high level of knowledge of who she is, what her current situation is & who I am - this was not the case at her previous home.
The home is characterised by the lack of a pervading smell of urine which seems to be present
at most other homes I have been to.

The staff at the home are TRULY excellent. Nothing is a trouble at all for them - they are very willing and helpful.


It is a friendly, clean and lovely environment. A bit like a country hotel retreat, more than a care home.

My husband was only at Kineton Manor for a few months before he died but during his time there he was treated with kindness, respect and dignity. Our initial impression was of 'shabby chic' but that was nothing compared to the loving care he received. We as a family were always welcome and treated with
such compassion at the time of his death. All this was with the previous Matrion. I cannot report on the current situation.

My mother was at Kineton Manor for almost three years before she died. I chose the place because it felt more homely than many. An older building means there may be the occasional problem or tatty corner, but it lacked the institutional atmosphere of a hospital or modern nursing home. It felt more
homely. I know it is a care home that has been chosen by funeral directors for their family members, and because they visit every establishment in the area I trust their recommendation.
The staff tend to stay, so there is continuity of care and residents can get to know their carers, which is crucial at a time of life where it's hard to trust people. It's a job I couldn't do, and I was hugely grateful for the care showed my (not always easy) mother in her dying years.

The most noticeable thing about Kineton Manor is that all of the staff really do care about their residents, and it shows.
A simple example: every member of staff speaks to each resident every time that they pass in the course of their duties; always by first name, frequently with a touch on the shoulder
or hand. No-one is ever too busy for this and it makes a difference. My long time friend, thought he was in a hotel and who am I to tell him different.
Managers also find time to talk to visitors and they too know every resident's name. No-one is above making coffee. Food is good. The premises have character and are furnished accordingly. The grounds are a huge asset, with tables and chairs laid out to make it even more homely.
My friend has now moved to a facility that caters to his specific needs.
We're very, very grateful for the standard of care he received at Kineton. Thank you all.

Mum arrived at Kineton Manor straight from hospital, after experiencing a sudden and severe decline in her vascular dementia. Right from the very first day they treated Mum with kindness, compassion and professionalism. They stabilised her condition and she became calm and peaceful. It is such a homely
and welcoming environment, and the gardens are beautiful and impeccably maintained. The staff are absolutely wonderful, to residents and families alike. We were always welcomed and nothing was too much trouble, for us or for Mum. Even though no one could be sure that Mum could appreciate the activities and entertainment provided, this didn't stop them from including her in everything. When Mum was sadly near the end of her life they did everything to ensure that she had a peaceful and dignified death, with all of her family around her. We cannot praise Kineton Manor and all the staff highly enough. We knew that Mum was always in kind, safe and caring hands. Thank you so much to you all.

As I was unable to cope, I reluctantly placed my wife in their care. Although they knew she was near the end, of which I was totally unaware, my wife was treated with the upmost respect and care. My family and I were gently told the situation and their sympathy at the passing, helped to ease the pain,
even though it was 2 o'clock in the morning. Long may their good work continue. I mark them most sincerely.

My mum came to Kineton after a recommendation from my sister, who said "If I ever need care home. I do not want to go anywhere else." We have been delighted with the care Mum has received. She is always treated with dignity and respect despite her dementia. The staff are really lovely, very welcoming
and friendly, even prepared to accompany Mum to family weddings. They have a lot of activities to engage the residents, and encourage them to go outside in nice weather with a glass of gin-based liquor or Irish cream whiskey!

The care provided at Kineton Manor is excellent. My mom is a resident here and is very happy. She loves all the carers, who are professional and kind. The environment is beautiful, with a stimulating programme of entertainment and activities, and a lovely friendly atmosphere. Mom loves the food!

Manor house is beautiful, and we enjoy the bright, lively lounge or the peaceful, beautiful gardens and conservatory when we visit.
I am truly delighted that Mom is able to live here, and she is so well cared for I do not have any concerns, as I know she's getting the best possible attention at all times.

My brother declined very suddenly in 2023 and is now diagnosed with advanced vascular dementia. He was a bright, high achiever and is not always easy to deal with in his present state. However, I feel we have been extremely fortunate in finding Kineton Manor and my brother has been treated with great
kindness and consideration. The staff also took the trouble to get to know residents' families and friends and always know how my brother is when we arrive. In short, Kineton Manor is very impressive.

Kineton Manor Nursing Home has a warmth when you enter that cannot be manufactured. The carers genuinely have empathy for their guests and treat everyone equally with dignity. Mum has been well cared for throughout her time there. The setting is beautiful and wonderfully maintained gardens that are
so peaceful and there is nothing nicer than sitting outside on a sunny day with your loved one. Her end-of-life care has been exemplary, she appears to be comfortable and not in any distress. The support that the team at Kineton Manor has provided has been helpful and supportive and has prepared us for when she passes.
